The House of Hiranandani quote a base price of
4200 which is ridiculously high if one compares it to prices in Whitefield, Marathahalli or Sarjapur road suburbs which are in the city with better infrastructure. Hold on, you'll further be charged 150 per sq.ft. as Development charges, 50 per sq.ft. as corpus fund and 60 per sq.ft as Adhoc maintenance fee. This sums the base price to 4460 per sq.ft. Club house fee is exceedingly charged at 1.75 lakhs irrespective of the unit size. Customers will also have to pay for Fibre to Home (FTTH). The base price of a 2 BHK unit of 1100 sq.ft sums over 52 lakhs.

There are big investments planned around the airport and most of the builders have big bets on this. With global slowdown, most companies are on a consolidation mode and expansions have been on hold. It is recommended to wait for concrete news on such developments before investing big.

The project location is almost 25 KM from Hebbal flyover, the project community may be great but external amenities are nil at this moment. It may take at least a decade for some life.

The problem here lies with optimism of growth, at high risk. Whitefield and Outer Ring Road had major companies up and running before many people invested on homes or land.
