For both (Block 4) & (Block 5) we currently have the Pre Emi scheme as follows:-
 
ü  Base Rate per sq. ft is fixed @ Rs 5390/-. (Floor rise charges will be applicable- Rs 15/- per floor)
ü  Payment Terms : 10% Down Payment needs to be paid @ the time of booking and the balance 90% (Home loan / Own source of funds) within 21 days from the date of booking.
ü  We will pay a minimum amount of Rs. 48,970/- per month for 24 months. (Rs 48,970/- * 24 = Rs 11,75,280/- as Savings - 1025 sq ft – 2 BHK Unit)
ü  The monthly amount will vary based on the floor and the size of the Unit at which the Unit is booked.
ü  The Pre Emi payable will be paid only on 80% (Calculated @ R.O.I of 10.65% for 20 year tenure) of the total cost of the unit.

ü  Mantri Developers will bear the Pre-EMI till Dec 2015.
ü  The first month payout will be on a pro-rata basis.

ü  Bank loans to be availed from Punjab National Bank only.
 
Pre Emi Scheme applicable for Block 4 & 5 alone.
 
If you do not wish to avail the Pre Emi Scheme then the Base Rate per sq ft is fixed @ Rs 5290/- & the payment terms would be via Construction Linked Mode.
