Palazza City is set on vast 11.5 acres land with three towers (G + 19 Floors) offering 1, 2, 2.5 and 3 BHK units. Unit area of 1 BHK range from 660 sq.ft to 702 sq.ft, 2 BHK units range from 1242 to 1308 sq.ft and 3 BHK units range from 1550 to 1813 sq.ft.
Pricing: Pre-launch prices are set at ₹ 4104 per sq.ft and this is applicable only to the ground floor units. 1st to 5th floor units are priced at ₹ 4203, 6th to 10th floor units at ₹ 4302, 11th to 15th floor at ₹ 4401 and 16th to 19th floor at ₹ 4519.
Booking amounts for 1 & 2 BHK are ₹ 3 lakhs and 3 BHK at ₹ 4 lakhs.
Palazzo City is equipped with major amenities like Club house, Badminton court, Swimming pool, Paddle pool, Squash court, Gym, Billiards, Cycling track, Floodlit tennis court, Play area etc.
Builders claim to have all the project approvals in place and are planning for a big launch on 15th March-13. The project is expected to be completed by end 2016. Launch price is expected to be ₹ 100 higher per sq.ft. than pre-launch prices.
Sarjapur road, being close to ORR, Koramangala, Whitefield ( via Varthur) and electronic city has seen good demand and appreciation over the last few years. This is primarily due to good balance of supply and demand on residential units. The presence of good international schools nearby makes this neighborhood a preferred place for a home. The rentals too have been on the rise from ₹ 18 per sq.ft in 2012 to ₹ 20 - 24 per sq.ft in Feb-2013.
Palazza City is one of the largest projects on Sarjapur road, being located on the main road is one of its biggest advantages. The builders have priced the units competitively which is at least lesser by ₹ 1000 per sq.ft when compared to Salarpuria Senorita and Mantri Glades. Saket Callipolis and DSR Woodwinds are quoting a base price of ₹ 4600 and 4490 respectively. We expect Palazza City to absorb the demand from surrounding projects with its competitive price.
With all the good things said, We find the club house fee priced high at ₹ 2.5 lakhs fixed for all unit types. The car park cost is fixed at ₹ 2.5 lakhs for all unit types and all residents get only one car park. Customers who prefer corner or courtyard facing units will need to pay additional ₹ 50 per sq.ft.
We find the unit density on the higher side with this project offering 1000 units of various sizes. Common areas and Club house will have lesser elbow room with higher density of units.
People looking for a second home around Sarjapur road may find this project interesting as this is one of the few projects that offer 1 BHK units under 38 lakhs (all inclusive).
