EOI is a process where builders try to accept interest on a certain project much before the plans or approvals for a project are in place. At this stage, customers cannot block or book units or have access to plans or exact location. Builders usually accept a check for a certain amount along with an EOI form, the checks aren’t deposited by builders but just act as a token of interest.
Back to Buena Vista, the project is spread across 10 acres of land offering 1, 2 & 3 BHK units in various sizes ranging from 658 to 1620 sq.ft. Brigade Buena Vista offers all major amenities with over 70% of open area in the project.
We had reported in early 2012 that Brigade had bought over major land parcels from BPL factories at a lucrative price. Hence, you see a cluster of Brigade projects like Brigade Exotica, Brigade Golden Triangle etc at Budigere cross.
Pricing: The launch prices are expected to be in the range of 4100 to 4500 PSF. However, if you are submitting an EOI to Brigade before 31st Oct, customers are eligible to get a discount of 250 to 300 PSF.
Brigade Buena Vista is expected to be launched in March / April 2016, it’s just that Brigade is trying to cash in the festive season of 2015.
Should I Invest at Brigade Buena Vista?
Well, back in 2011 Budigere cross promised a lot of potential and appreciation for properties. We’ve seen a flurry of luxury residential projects launched at 4000 to 5000 PSF depending on the property type (villa or apartment and I was personally considering Brigade exotica or Prestige villa at 1.5 cr.). We are almost in 2016 and the prices are still rock firm at the same range we’ve seen 4 years ago.
This is primarily for lack of commercial or office spaces and the presence of quarries or the large BBMP dump yard at Budigere cross.
There are plenty of small developers or landowners who offer plots at much cheaper prices and we’ve also stated that Shriram properties are coming up with a large project with a base price of 3750 PSF. This is a typical sign of over supply like we’ve seen at electronics city.
Buying a property at Brigade Buena Vista can surely be a personal choice but we don’t expect huge renting demand or resale property demand in this suburb. At this price point, you have many better projects in north or east bangalore which promises brighter potential.
