Additional charges include car park fee of 2.5 lakhs; Power, Pipe Gas Connection, Basic Home Automation charges of 300 per sq.ft. and Clubhouse contribution of 2 lakhs. With over 300 units planned in this project, we wonder whats in the 6.2 crore club house. It's high time for the builders to justify the price of clubhouse by providing specifications of equipment or the cost break-up of the clubhouse. With all these additional charges, the price sums up to 4600 per sq.ft. approximately ( without registration, VAT or Taxes and BWSSB).

On the positive side, the price is quite lower than the surrounding projects. The price spike is primarily due to the planned metro lines.

Kanakapura Road was among the few roads motorists preferred to avoid because of its numerous curves, turning it to a death trap. However, NHAI has issued a preliminary notification and will soon begin the road widening work. Kanakapura Road is a vital link to Bangalore with a traffic density of 6000 to 9000 passenger car units per hour while the existing road can only cater to 1400 passenger car units. The project location is 1.5 KM from Kanakapura road.

The Bottom line:
Golden Panorama is a well planned project with decent pricing and located quite close to the Turahalli state forest. There isn't much ready to use social infrastructure like malls, cinema or shopping. Lack of IT/ITes work place or offices is also a dampener.

The good side being, there are high chances of getting Cauvery water and the metro link can boost the connectivity drastically.There are quite a few launches planned on this belt and social infrastructure will improve at its own pace.
