Pricing: The base price of 3890 per sq.ft. is applicable only for the first 50 bookings. Brigade constructions is likely to hike the base price to above 4000 per sq.ft. The pre launch price on Feb-2012 was approximately 3000 per sq.ft. Customers will have to pay 2,50,000 for covered car park and 75000 for club house membership. The base price is a tad on the higher side when compared to neighborhood projects like Prestige Tranquility. However, customers are charged an additional amount of 60 per sq.ft as one time campus maintenance charges. This pushes the base price further up. Preferred locations like courtyard view / pool view are charged 90 per sq.ft. Floor rise options are charged at 20 per sq.ft.
Club house area of 12000 sq.ft looks quite impressive, this will mean more elbow room to the residents who access the clubhouse.

Location: We'll have to wait and see how many people prefer a house on a national highway with heavy traffic, noise and air pollution. There has been aggressive plans for industrial development around Hoskote and Narasapur areas. ( Read our article on Hoskote developments here ).

Absence of IT workspace is a major drawback to this suburb. Brigade constructions have planned a retail space and a small work space tower as a part of this project. Today, there aren't any social life, medical services, shopping options or convenience stores nearby.


The Bottom line: Brigade constructions set quite high standards in architectures and quality of build. Only these factors don't make a good investment option in buying a home. Location, Buying price, presence of good work space (IT or Banking) help in better appreciation of your investment. Brigade Golden Triangle can be a good buy if your work space is quite close by.

The Indian Golden Triangle trip lasts 7 or 8 days for the circuit, the Bangalore golden Triangle (per Brigade) - MG Road, Whitefield and Airport circuit will take some good time from Budigere cross.

The demand and supply isn't balanced with supply being on the higher side in this suburb. Most builders have been aggressive in marketing with live lite scheme, book now and pay nothing till possession ( brigade exotica). There are quite a few projects like Pashmina waterfront, brook woods, a few projects in boring road, whitefield etc. which are much closer to the city. It's worthwhile considering those options too.
