Prestige group has completed over 161 projects spanning to an extent of over 45 million sqft and one can expect highest construction standards in any of its projects. Prestige has become one of the most favorable real estate brands in south India especially for NRI's. Any Prestige project can be a blind bet from a project quality perspective.


Pricing: Base price for units at Royale Gardens are over 3900 and it can go higher based on the floor rise and courtyard views. Remember, most projects from Prestige work on time phased payments and not construction based. Ideally, you can end up paying entire cost and wait before you move in to your unit.

Neighborhood: Real estate developments around Yelahanka new town has been on the rise in the last few years. With just over 10 KM from Hebbal flyover, Yelahanka and doddaballapur road has attracted various investors and people to move in. Royale Gardens is located on Doddaballapur road and is adjacent to a railway track. As the project site is almost 4 KM from Yelahanka new town, there hasn't been much development around the site in terms of roads or drainages. I'm not sure if people prefer to live near a railway track which can be quite disturbing with noise. There aren't any convenience stores or medical assistance near by. The nearest town from this village is Yelahanka new town. However, there are a couple of schools and BMS college near by. Here are some key distances

Hebbal Flyover - 12 KM (approx)
Manyata Tech Park - 14 KM (approx)

Traffic, not much in a rural area. However, waiting time for railway gate closures can cause delays.

Water, with enough ground water in and around yelahanka, there shouldn't be a problem for bore water. Don't expect Cauvery water as the current supply isn't enough for the city itself.

Bottom line: Well, it's important to know the good and bad aspects of the project as buying a home can be one of the major investments you'd make. The above said issues can be temporary and can change for good in a couple of years. With the expected project completion in 2016, one can expect better roads and drainages. Have a try at other projects around the city which are at similar costs but within the city. If brand Prestige matters, you've made your decision.
