Puravankara group is all set to launch their new project 'Purva Sunflower' shortly. The project is on a soft or pre launch phase and Purva have opened bookings. Purva Sunflower is set right on Magadi road near Seshadri puram PU college and offers luxury 2 and 3 bedroom apartment units.

Pricing: The base price of ₹ 6515 per sq.ft. is applicable only for 2 BHK units in block C, 3 BHK units are priced between ₹ 6990 to ₹ 7325 per sq.ft. The base price of ₹ 7000 per sq.ft may look higher on paper but not on realty. Purva has got the pricing right this time ( unlike the Purva Whitehall). Club house fee is charged a flat rate of ₹ 1,25,000 with basic amenities, advance maintenance charges at ₹ 1.25 lakhs for 2 BHK and ₹ 1.75 lakhs for 3 BHK as a one time fee. Purva hasn't revealed the car park charges, we expect this to be between 3 to 4 lakh for a single covered car park. Prestige Westwood, a neighboring project has been priced at ₹ 8000 per sq.ft as a base price.
Location: Purva Sunflower is set in one of the prime locations of Bangalore. Accessibility to major educational institutions like National Public School, Indian Public School is less than a kilometer. Major Hospitals like Fortis and Manipal are 5 Km far from the project site. Social and Shopping places like Mantri mall, Star city and Gopalan mall are 3 Km far. Traffic may seem high but that shouldn't be a concern if one decides to buy a home in the city.
The project is expected to be completed in 36 months from the launch date.
The Bottom line: Old Pre-owned flats without any amenities are being sold between ₹ 6000 to 6500 per sq.ft. in the surroundings of Magadi road. Paying ₹ 7000 odd per sq.ft for a new house with modern layouts and amenities makes this project worth considering. This project is also likely to attract parents of NRI's and people with the age group of 35 years and above who have been living in Malleshwaram, Rajaji nagar etc. for many years. Majority of people living in these suburbs do not want to move to east or north bangalore as they find it out of place and the demographics are very different when compared to other suburbs.
Bangalore city (central bangalore) has very few projects priced below ₹ 7500 per sq.ft. with ease of access to major educational institutions, medical centers, shopping malls and transportation hubs.
