Pricing: Pre-launch prices are set at 4104 per sq.ft and this is applicable only to the ground floor units. 1st to 5th floor units are priced at 4203, 6th to 10th floor units at 4302, 11th to 15th floor at 4401 and 16th to 19th floor at 4519.
Booking amounts for 1 & 2 BHK are 3 lakhs and 3 BHK at 4 lakhs.

Sarjapur road has good access to most of the international schools, satellite IT parks like electronic city, whitefield (via Varthur) and the nearest IT & Shopping hub Outer ring road. Most of the nationalized and private banks are operational on Sarjapur road too. The only option missing was a healthcare center, there is unofficial news that Apollo hospitals is planning to have a healthcare center near Decathlon operational in a couple of years. With most population dominated by IT crowd, the cost of living has slightly gone up in Sarjapur road. There isn't any major news of crimes or robbery in this suburb, which is another reason why people prefer to live here.

Traffic, with many international schools, operational Wipro office and many projects under construction, expect heavy traffic during rush hours. There are plans of road widening which can ease out traffic to some extent.

WATER, Outer ring road and Sarjapur road is dependent only on ground water, with huge launches of residential projects there is scarcity of ground water and most condo's are relying on tanker water. This will have an impact on your monthly maintenance fee.

The Bottom line: Palazza City is one of the largest projects on Sarjapur road, being located on the main road is one of its biggest advantages. The builders have priced the units competitively which is at least lesser by 1000 per sq.ft when compared to Salarpuria Senorita and Mantri Glades. With the good things said, We find the club house fee priced high at 2.5 lakhs fixed for all unit types. The car park cost is fixed at 2.5 lakhs for all unit types and all residents get only one car park.
We find the unit density on the higher side with this project offering 1000 units of various sizes. Common areas and Club house will have lesser elbow room with higher density of units.

There is also news that the club house will be owned and operated by the builders even though you pay 2.5 lakhs. There can be a possibility of allowing non-residents to access the club house ( as seen in SJR Parkway homes).The unit layout plans are the same across units with the exception of larger balconies.

Palazza city price may seem lower when compared to the base cost of other projects like DSR Woodwinds and Saket Callipolis, but, the landed cost is almost the same. This is due to high club house and parking fee.
